FranReal

Turn Sold Not Open into Open

A franchisee who has signed but never opened pays you nothing. SnoRemoval shows you every one of them, the market each is stuck in, and the broker who can get them a site — for $99 a month.

🎯

Your Sold-Not-Open backlog

How many units you have sold that are not yet open, straight from your Item 20 — and, market by market, where they are sitting. Every one of them is a royalty stream that has not started.

🤝

The local broker in each market

The retail brokers we actually work with across 92 markets, with their direct email and cell, our notes on each, and what other real estate managers have experienced with them. Call them yourself.

🗺️

Your open footprint, mapped

Every operating unit on your current FDD roster plotted by ZIP — where you are dense, where you are thin, and where you stop.

📈

Where your category is growing without you

Every state and city ranked by how many units the brands you compete with operate there against your own count. A market you have sold but not opened is flagged as backlog, not as white space.

📊

Your rank in your category

Where you sit against every other brand in your segment by unit count and state coverage — from the same FDD rosters, not a survey.

👥

Your whole team, no extra charge

Add your real estate managers, your franchise development team, whoever is chasing openings. One price covers the brand.

📞

Do it yourself — or hand it over

Everything here is yours to run. When you would rather not, one click puts our team on it — site selection, LOI, and lease negotiation by brokers who represent tenants only.

One plan

$99/month per brand

Everything above, your whole team included, cancel any time. Self-serve by design — and our brokers are one click away whenever you want them on a deal.

Your login arrives by email the moment checkout completes.

Where the data comes from

Your Sold-Not-Open count is the outlets-sold-but-not-opened figure your own Item 20, Table 3 reports. Unit locations come from the franchisee roster filed in the same Franchise Disclosure Document — the source your competitors file every year too — mapped to ZIP centroids. We hold rosters for more than 3,900 brands.

Rosters are a point-in-time filing, so the very newest openings appear when the next FDD is issued — and where a roster lists franchisees by territory rather than by store address, we will show you the count without pretending to know the addresses. The broker bench is ours: the retail brokers FranReal works with market by market.
